With LHS's assistance, you'll get the home of your choice, at the right price, at the right time without the stress and uncertainties that come from navigating and negotiating your new home purchase on your own. It's like having your own negotiator, consultant, and lender right at your side!
You can move into the home immediately - furnish, decorate and live in it - knowing that when you complete the program you will own your own home and have a credit score that reflects the true you. Best of all, when you exercise your option to buy the home, you will receive your 2% option money and monthly rental credits as a lump sum credit towards your home purchase.
HOW DOES THE LHS PROGRAM WORK?
1. Apply: You (the 'Client') submit an application (via Web, fax, mail, or over the phone) to establish your pre-qualification. You can fill out the application on your own or you can fill it out with the help of your real estate agent.
2. Find Your Home: Upon approval, you'll have a 60-day 'window' to shop for the home of your choice — with minimal restrictions. Notify us when you've found the home of your choice.
3. Pay Option Fee: Once you have selected your home and we have validated it meets the agreed upon criteria set in step #2, you will then submit your option fee. The option fee is equivalent to approximately 2% of the home’s purchase price. Upon receipt of your Option Fee, we will negotiate with the seller — in concert with you and your Realtor — to buy the home in our name. Your Realtor will receive his/her usual commission (or commission split) at the closing table.
4. Move In: You then lease the home from us for approximately one year, paying monthly rent. During that time, you can clear up any credit issues — or resolve any uncertainties - while living in the home and neighborhood of your choice. Your Option Fee, monthly rent, rent payment rebate, and predetermined purchase price of the home are all clearly stated within your contract at the beginning of the transaction.
5. Exercise Option to Buy: At the end of the 12-month period, you have the option to purchase the home at the predetermined price. Depending on your customized program, you can receive up to 50% of the total rent paid during the 12-month lease period as a credit towards the purchase of the home.
